Agreement to Sell 

This is the most important document when it comes to buying a property. It is basically a document that contains a detailed description of the property, the price agreed upon, and the agreement between the buyer and seller. 

Property Tax Receipt and Occupancy Certificate

It is best to get a copy of the property tax receipt to make sure that the previous owner or occupier had all the taxes paid (if there is a previous owner). This is also to check the legal status of the property which can also serve as a document of evidence. 

On the other hand, do not forget to claim your occupancy certificate which indicates that the property is ready to be occupied. 

No Objection Certificate (NOC)

It is a type of certificate that makes sure that there are no statutory dues pending. This ensures that the property is not under the demolition list of any government department. It is also the certificate which confirms that your property is regularised.   

Khata Certificate 

It is the certificate that serves as proof that your property has been assessed by the government. It is also a document maintained by the Bruhat Bangalore Mahanagara Palike (BBMP). It is where the owner’s name, tax details, built-up area, and property dimensions are written. 

Encumbrance Certificate

It is the certificate which states that the property is free from loans. This also serves as a document for a procuring loan against property from banks. It is also where all of the transactions relating to the property is indicated.

Title Search and Report 

It is basically a paper that contains the chain of documents related to your property and proof that it has been already registered. It is also where a brief description of the property is written together with the name of titleholders. 

Valid Identification Card  

Do not forget any valid identification card. It is the most important document that allows you to acquire all of the mentioned certificates. It can be a passport, drivers license, or a postal ID.
